Who We Are
Founded as a Texas 501(c)(3) non-profit corporation in 1989, AHF today owns and operates over 12,500 residential units, making AHF one of the nation's largest entities primarily dedicated to the workforce housing market.

Residents in AHF properties benefit from significantly below market rental rates. Applicants must fall within income guidelines typically based upon Area Median Gross Income (AMGI) levels specific to their area. For each property, a portion of the total available units are set aside for residents falling within income benchmarks (50% of AMGI, 80% of AMGI, etc.). Rental rates are set by each state’s Department of Housing, HUD or the Bond Issuer.

American Housing Foundation enters into every transaction with a business plan of being involved for 40 years or longer. The vast majority of AHF properties have 35 to 40 year mortgages and deed restriction for up to 60 years.

American Housing Foundation operates under the guidance of a Board of Directors and a staff of employees that are dedicated to providing housing. Staff demographics range from mid 20s to early 50s. This dedicated organization provides cost effective management services while keeping properties maintained to exceptional standards, resulting in outstanding occupancy rates and operations that generate significant income.

What Makes AHF Different?

As a 501(c)(3) non-profit organization, returns are strictly limited. Excess income, which typical organizations would treat as profit, is instead used by AHF to fund a wide variety of programs benefiting AHF residents and their communities.

Non-profit advantages include tax exemptions, low financing rates, grants and other financial aid. These advantages translate into reduced overhead (and proportionately higher income) for the respective developments and empower the multitude of beneficial programs offered by AHF without impacting maintenance and property improvement funding.
