AHF is an industry leader in finding win-win solutions within this regulatory environment and following through with the legal research, accounting and operations procedures required to bring their innovative ideas to fruition. Compliance All non-profit organizations receive periodic IRS audits to verify compliance with governing regulations. In 2006 AHF operations covering tax returns from 2002 through 2005 were audited. Because of the scope of AHF operations, this was a six month process covering thousands of documents. The final IRS determination was as follows: Our examination of the information returns(s) indicated above discloses that your organization continues to qualify for exemption from Federal Income Tax. Accordingly, we accept the return(s) as filed. This no change opinion from the National Office of the IRS equates to the GOOD HOUSEKEEPING SEAL OF APPROVAL FOR any charitable organization, and for an organization of the size and complexity of AHF is quite remarkable. The opinion also stands as solid testament to the sound accounting and business practices of the AHF organization. Innovation Programs demonstrating innovative solutions include: Student Housing and Educational Opportunity (EOP) Plan In October of 2002 AHF received a Private Letter Ruling (PLR) from the IRS. The PLR allowed AHF to develop both on and off campus student housing and to issue tax exempt housing bonds. AHF was the first non-profit organization to be allowed to issue the tax exempt student housing bonds without being sponsored or connected to the university. Innovation (continued) A part of the PLR approval was for AHF&#39s Educational Opportunity Plan EOP for scholarships. The EOP scholarships are for (1) first generation students, (2) students whose families are at 60% of median income or less and (3) single parents. Who We Are (continued) Residents in AHF properties benefit from significantly below market rental rates. Applicants must fall within income guidelines typically based upon Area Median Gross Income (AMGI) levels specific to their area. For each property, a portion of the total available units are set aside for residents falling within income benchmarks (50% of AMGI, 80% of AMGI, etc.). Rental rates are set by each state’s Department of Housing, HUD or the Bond Issuer. American Housing Foundation enters into every transaction with a business plan of being involved for 40 years or longer. The vast majority of AHF properties have 35 to 40 year mortgages and deed restriction for up to 60 years. American Housing Foundation operates under the guidance of a Board of Directors and a staff of employees that are dedicated to providing housing. Staff demographics range from mid 20s to early 50s. This dedicated organization provides cost effective management services while keeping properties maintained to exceptional standards, resulting in outstanding occupancy rates and operations that generate significant income. Excess income, which typical organizations would treat as profit, is instead used by AHF to fund a wide variety of programs benefiting AHF residents and their communities. Non-profit advantages include tax exemptions, low financing rates, grants and other financial aid. My first surgery was when i was three months old, but i dont remember that. My mom and dad kept pictures through the years so i can look back at them to see how ive progressed. ive always wanted to look more like everybody else, but ive learned that letting these things get to you wont get you anywhere. if you look past the outer appearance i am a normal 13 year-old who loves to spend time with friends and family. i love to play the drums and shoot hoops. i have to say that through the years i have been places and done things i never would have dreamed of doing. Since i was old enough to understand what i was born with, ive always wanted an eye, and i know sometime i will have that and what i want to be will be. i have been greatly blessed with a wonderful family and supportive friends who have been there to talk to throughout my whole life. M As it is nearing the end of 2006, we want to thank you all for your continued support throughout this year and always. We are in a period of growth, and we hope that When i wake up from surgery i usually get sick, 2007 will bring even more opportunities and thats the part i hate the most. My family, for us to help children however, is right there with me and theyre all and families with very helpful. i know god has a plan for me and craniofacial difficulties. whatever happens has to happen for a reason. if thank you so much you put your trust in god and for making our work never give up, no matter possible for us to help what life hands you, then our special WCf kids. your only real setback is fear to move forward. im happy with the life i have and with the friends ive made. Butterfly updates god is good. My grandma Dianne used to come with me for trips to Pittsburgh Childrens hospital and i was very close to her. When i was 10, i had surgery and even though she was very sick herself she insisted on being there. Shortly after that she passed       ");

Her goals and vision to provide financial literacy, affordable housing, community development and other educational programs are necessary and vital to our communities. We commend her for the work she has done and is doing and support her for her work in revitalizing and empowering our communities. Her services reach out to both, young and old to impact generations and communities. We have had the fortunate opportunity of meeting Ms. Cruz-Perez at the grand opening of the Santa Maria Neighborhood Learning Center at the Santa Maria Village Apartment which was very impressive. We have formed an alliance with the Foundation to provide financially literacy that will help American Housing Foundation to reach its goals to help empower the Santa Maria community to economic and social advancement, as well as empower these families on the path to self-sufficiency. We commend Ms. Cruz-Perez for her tireless work and efforts to revitalize the community and support her in her endeavors to provide financial literacy, job preparation, computer literacy, workforce development, affordable and safe housing and after school programs for the benefit and advancement of its residents. AHF Partners with Literacy Austin A recent resident survey at Santa Maria Village in Austin revealed an enormous need for English as a Second Language (ESL) instruction. In response to that need, AHF and the Santa Maria Village Neighborhood Learning Center are pleased to announce a new partnership with Literacy Austin, a non-profit organization dedicated to providing basic literacy and ESL instruction to adults. As of March 19th, Literacy Austin is now providing ESL classes onsite at the learning center to approximately 20 adults. Students must attend an orientation, complete an English assessment, and a commit to attending a 2 hour class twice weekly. Literacy Austin evaluates and monitors their progress to ensure they are receiving instruction at an appropriate level. Currently, they are providing both level 1/beginner and level 4/advanced classes. Components of the class include vital skills such as searching for a job, filling out job applications, writing a resume, and interviewing skills. Along with classroom space and support, AHF is providing textbooks, individual workbooks, and picture dictionaries. According to Benziger, the Volunteer Coordinator of Literacy Austin, The ESL classes at Santa Maria are taking off like wildfire! Literacy Austin is now in the process of training more tutors to provide new evening classes for residents who are currently on a waiting list.
